If that listing isn't compelling with rich narrative and illustrative phonts, buyers will simply move on to the next listing. How many potential sales are lost because of poor presentation?

  • Interview several agents that work in your city/county
  • Get a written Marketing Plan
  • Get a Estimated Net Sheet of Expenses (cost to sell)
  • Obtain a Current CMA (comparative market anaylysis) and review thoroughly what homes similar to yours are selling for

 

The definition of Market Value:

The most probable price which a property should bring a competitive and open market under all conditions requisite to a fair sale, the buyer and seller, each acting prudently, knowledgeably and assuming the price is not affected by undue stimulus. Implicit in this definition is the consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions whereby: (1) buyer and seller are typically motivated: (2) both parties are well informed advised, and each acting in what he considers his own best interest: (3) a reasonable time is allowed for exposure in the open market: (4) payment is made in terms of cash in U. S. dollars or in terms of financial arrangements comparable thereto; and (5) the price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions by anyone associated with the sale.

Positioning your home correctly in the market is one of the most important aspects of marketing your property. Your home has many values, one to the tax assessor, an appraiser and another value to you. The real estate value however, is not neccessarily any of the above, nor is it based upon what you paid for the property.

 

Realtor vs Real Estate Agent

The word Realtor is a trademark that refers to someone who's a member of the National Association of Realtors. All Realtors are real estate agents, but not all real estate agents are Realtors. A real estate agent is licensed to engage in the practice of real estate for that given state. Realtors further distinguish themselves by adhearing to the Realtors Code of Ethics.
