Local Buying Tips

1. Select the right Agent: Interview a couple of agents to find the right chemistry and confirm thier market area as well as sales history.

2. Get Pre-approved: This will help you stay realistic about what your comfort zone is and give you an edge over other possible bidders.

3. Looking at Homes: Make a "must have" list of non-negotiable features, location and schools. Stay open to suggestions. Your agent will know the area and may be able to show you something you did't know you would like.

4. Do Your Research: Confim School Districts and drive back through the neighborhood at different times of the day or on the weekend. Introduce yourself to a few neighbors!

5. Home Inspection: It is highly reccomended you obtain a Home Inspection on the property. The inspection is paid for at the time of the inspection and your agent should be able to offer a few inspectors to select from.

6. Ask Questions: If you do not understand the paperwork or the process let you agent know.

7. Submitting the Offer: Sit down with your Agent and review what comparable properties have sold for. This will help ensure you submit a realistic offer-don't overextend yourself

8. Compromise: To get the property you want you and the seller may have to find a "middle ground" that both parties can live with

9. Emotions: Buying a Home is Emotional! Your agent is there to help you keep from getting caught up in the excitement and tension of negotiations

10. Closing/Escrow: This is the day you will sign all the paperwork required to complete the transaction.
